Does Insurance Cover Water Damage?

The short answer: it depends on the source. Here’s how insurers generally draw the line.

Usually covered under a standard homeowner’s policy

  • A pipe that bursts suddenly (freeze damage, pressure failure)
  • A water heater tank that fails without warning
  • Accidental appliance overflow (washing machine, dishwasher)
  • Roof leaks from sudden storm damage (in many, not all, policies)

Usually NOT covered — needs separate flood insurance

  • Rising water from outside the home (storm surge, river or creek flooding, heavy rain pooling against the foundation)
  • Damage from long-term, known leaks you didn’t repair
  • Sewer backups, in many standard policies, unless you added a specific endorsement
